Hello Parkside at Slaughter Creek,
We had a very productive and positive board meeting on Tuesday, May 5, 2026. We addressed the flyers that a few homeowners in Parkside posted on everyone's door (with false information), as well as a variety of other topics. Thank you for attending. If you couldn't attend, we hope to see you at the next one in late July.
The "$300,000 in lost funds from the 2022 transition" that is being spread on Nextdoor and now on printed flyers is untrue. Please read this entire email and review all 7 attachments for more details.
We called Phil Vaughan, a licensed CPA at his firm, Armstrong, Vaughan & Associates, P.C., and explained to him the accusations of "$300,000 in lost funds in 2022," and provided him with months of financials from that 2022 transition period.
As promised from our May 5, 2026, board meeting, we've attached a letter from licensed CPA Phil Vaughan, who reviewed the financials during the 2022 transition. Phil's letter outlines in detail what really happened. In summary, the individuals who spread false information and accusations on NextDoor and printed flyers do not understand accounting, which is understandable, because most people don't.
However, a better decision would have been to simply ask questions, professionally and respectfully, rather than post and distribute false accusations of fraud and $300,000 in missing funds. The current board was not even on the board in 2022.
Accountant Chris Harrell also looked into this "$300,000 in lost funds" accusation. His professional response is below.
"As part of the transition from Spectrum to Pioneer, the accounting system was changed from accrual-based accounting with separate funds (cost-centers) for operating and reserve into a cash-basis, single fund reporting system. During that transition, since the separate funds were combined into one overall reporting fund, there was no longer any necessity to track funds that had been previously transferred from the reserve account to the operating account under Spectrum. As such, the “due to” and “due from” accounts were offset and removed from the balance sheet. I need to stress that the “due to” and “due from” amounts have never been represented as actual cash held by the association. At no time were any funds lost, misplaced, or misappropriated. The numbers represent only the amount of money that one fund (operating) borrowed from the other (reserve)." Chris Harrell - Accountant for Pioneer Beck and Rowcal from 2016 to present (Rowcal acquired Pioneer Beck in 2024)
Below is 6 months' worth of the Association's Cash Balances from Sep 2022 to Feb 2023, during the transition in 2022 from Spectrum to Pioneer Beck. You can find these cash balances on each of the six financials attached. We thought it would be helpful to have an easy visual presentation of them listed in one place for you, the homeowners. Cash Balances usually decline each month due to expenses and limited income received. In January, when assessments are due, the income goes up. In February, the income usually continues to go up again because some homeowners "forgot to pay in January" and instead paid their assessments in February with late fees. This is normal and happens every year.
As you can see, the 6 months of cash balances below are within a similar range and not a $300,000 difference. With the 6 months of financials (attached), Chris' response above, and Phil's letter (attached), all backed with professional facts and logic, it is very clear that $300,000 was never missing and the accusations are 100% false.
Sep 2022: $128,463.29 Oct 2022: $123,374.35 Nov 2022: $110,719.37 Dec 2022: $115,817.78 Jan 2023: $130,659.60 Feb 2023: $138,322.81
We are confident in our transparency and efforts to share the truth as your Board of Directors. Please read/review Phil's letter and the financials attached to further understand what really happened in 2022. We appreciate your support, Parkside.
